How Much Does a Garden Office Pod Cost in the UK?

Garden office prices in the UK vary hugely — we've seen everything from £2,500 prefab sheds-with-a-desk to £40,000+ bespoke builds. That range can make it hard to know what you're actually comparing. Here's a practical breakdown of what drives the cost, and what to look for at different price points.

At a glance

  • UK garden offices range from roughly £2,500 prefabs to £40,000+ bespoke builds
  • Our made-to-order Pod and Room both start from £4,995
  • Budget for the extras: a slab base typically £1,650–£2,000; electrics if hardwiring
  • Made to order runs on an 8–12 week lead time

Typical UK price ranges

As a rough guide, current UK market pricing tends to fall into these bands:

  • Entry-level/basic prefab: £2,500–£6,500 — minimal insulation, often no electrics included
  • Small insulated offices: £5,500–£21,500
  • Medium offices (around 10–15m²): £13,000–£22,000
  • Larger or fully bespoke builds: £25,000–£40,000+

Most homeowners having a professionally installed, properly insulated garden office land somewhere between £12,000 and £30,000, depending on size and specification. Our own range starts from £4,995, which sits at the more accessible end — reflecting the efficiency of a factory-made, made-to-order pod rather than a fully bespoke architectural build.

What actually drives the cost

The headline price differences usually come down to a few key factors:

Size. This is the biggest lever. Costs typically scale in fairly direct relation to floor area, so a 2.5m x 3m pod and a 4m x 5m room can differ by tens of thousands of pounds even with identical specifications.

Insulation. A genuinely insulated, year-round usable office costs more than an uninsulated summerhouse-style structure, but it's the difference between a space you can work in comfortably in January and one you can't. Wall, roof, and floor insulation, plus the glazing spec, all factor in.

Electrics. Sockets, lighting, and heating need a qualified electrician and (for most installations) Building Regulations notification — this is usually a separate cost from the shell itself unless your supplier includes it as standard.

Foundations and groundworks. A concrete slab base typically runs around £1,650–£2,000 for a small footprint, while screw-pile foundation systems (faster to install, less disruptive to the garden) tend to come in slightly higher. Site access and ground conditions can shift this significantly.

Glazing and doors. Bifold or large sliding doors cost considerably more than a single standard door and window — often £2,500–£3,500 extra — but make a real difference to how the space feels.

Delivery and lead time. Made-to-order buildings generally take longer than off-the-shelf sheds, but you're paying for a building built to spec rather than a generic box. Our pods and rooms run an 8–12 week lead time from order to delivery, which is fairly typical for the made-to-order end of the market.

What's usually included vs. extra

It's worth checking carefully what a quoted price actually covers, since this varies a lot between suppliers:

  • Is the base/foundation included, or quoted separately?
  • Is the building fully insulated as standard, or is that an upgrade?
  • Are electrics (first fix and certification) included, or do you need to arrange your own electrician?
  • Is delivery included, and how far does that cover?
  • What's the warranty on the structure and on the cladding/roofing material?

A £9,000 quote that excludes foundations, electrics, and delivery can easily end up costing more than a £12,000 quote that includes everything.
